Preliminary Service
All commissions begin with an appraisal of client requirements and the site or existing property.
We will advise on Statutory approvals required, procurement, timescales, contractors, other consultants, construction methods and costs and Local Authority charges.
Alternative design solutions will be discussed, and a written project appraisal and client guide on the procedures involved will be provided.
It will be necessary in some cases to make preliminary enquiries with the Planning Authority to determine the feasibility of the proposal.
Standard Service
Our Standard Service is generally suitable for builders and dedicated self – builders who are able to give their own time to detailed specification and quality control during construction.
The service includes measured survey and drawings of existing site and buildings, design proposals, drawings for Planning and Building Regulations application, provision of Party Wall notices (if required) and management of Planning and Building Regulations applications.
This is the minimum service normally required, providing sufficient information for construction purposes and ensuring compliance with statutory requirements.
Intermediate Service
Our Intermediate Service is ideal for ‘self-builders’ who require reliable costings before deciding which builder to select, but are able to take on the tendering and management of the construction work themselves.
It is also suitable for clients who have selected their builder but require a fixed price for the construction work.
This service incorporates the Standard Service and additional detailed specifications, pricing and contract documents suitable for tender and construction purposes.
Clients will be provided with sufficient information to undertake their own tendering and site management. This detailed information is essential if clients require control over the quality and cost of the end product.
Full Service
Our Full Service is suited to clients who require assistance at every stage of their project and are looking for peace of mind, control and a minimum of hassle.
This service incorporates the intermediate with full management of the tender and construction process.
We will carry out regular site inspections and provide quality and cost control throughout the design and construction process to completion.
An Architects Certificate will be provided at the end of the project. This may be required by some financial lenders when a new dwelling is being built.
